Why North Las Vegas Pools Leak
North Las Vegas has a wider age and construction range than most parts of the valley, and the failure modes vary substantially across the city.
Cheyenne corridor and inner-city older stock. The neighborhoods along Cheyenne Avenue, parts of Lone Mountain, and the older sections of Sun Valley have pools dating from the 1970s and 1980s. Caliche shifts with hydration cycles, expanding when wet and contracting when dry. Newer construction in these areas can experience accelerated ground movement during the first decade of life. Sometimes stressing original plumbing connections sooner than you'd expect for a young pool.
Sun City Aliante's active-adult market. Sun City Aliante's pools are on the younger end (mostly 2000s–2010s build-out) but the community has a higher concentration of seasonal homeowners. Leaks that develop while owners are away during summer months can run for weeks before they're noticed.
Mixed equipment-age conditions. Many North Las Vegas pools have a mix of original equipment and replaced equipment. An original 1990s skimmer with a new variable-speed pump, an original plaster shell with a new salt cell. Mixed-era equipment creates inconsistent pressure profiles that can mask developing leaks.
Fast-growing area considerations. Nearby commercial and residential construction can affect ground stability around individual pools. We sometimes find pool plumbing leaks that correlate with major nearby construction activity.
