What Is a Buyer/Seller Pool Inspection?

A buyer/seller pool inspection is a specialized inspection of a swimming pool's structure, plumbing, equipment, and condition — typically requested during a real estate transaction so buyers, sellers, and agents have a clear, written picture of what they're buying or selling. It's not the same as a general home inspection. It's specifically focused on the pool, by professionals who work pools every day.

If you're buying a home with a pool, this is the difference between knowing what you're getting and discovering a $15,000 plumbing problem six months after closing. If you're selling, it's the difference between waiting for a buyer to find issues and proactively addressing them so your sale stays on track.

Why Standard Home Inspections Aren't Enough for Pools

A general home inspector is typically a generalist — qualified to assess houses, electrical, plumbing, roofing, and HVAC at a high level. Pools are a specialty. Most home inspectors:

  • Don't pressure-test pool plumbing

Our Inspection Process

Step 1 — Schedule the inspection. We work around real estate transaction timelines and accommodate inspector contingency periods.

Step 2 — On-site inspection. Most pool inspections take 1.5 to 3 hours on-site. We need access to the pool, equipment pad, and any wiring or junction boxes.

Step 3 — Pressure testing. We isolate and pressure-test each plumbing line individually — this is the part that distinguishes a real pool inspection from a visual walkthrough.

Step 4 — Equipment runtime testing. We start the pump, run the system through normal operating cycles, and check pressure, flow, and any error conditions.

Step 5 — Written report. Comprehensive, photo-documented PDF report delivered within 1–2 business days. We're available for follow-up questions from buyers, sellers, agents, and inspectors.

Is this the same as a home inspection?

No. This is a specialized pool inspection performed by pool professionals. It's typically done in addition to a general home inspection, not instead of it.

My buyer's home inspector said the pool needs a "specialist." Is that you?

Yes — that's exactly what we do. Buyer-side specialist pool inspections are a core part of our work.

What if you find a leak during the inspection?

We document it with location, severity, and estimated repair cost. The inspection itself doesn't include repair work — but if buyer and seller agree, we can return to perform the repair.

Can you turn the report around fast?

Yes. Most reports are delivered within 1–2 business days. Rush turnaround is available when the contingency timeline is tight.

Do you inspect commercial pools for property transactions?

Yes — apartment complex pools, HOA pools, hotel pools, and commercial property pools are all within our scope.

Will the inspection void the seller's pool warranty (if any)?

No. Inspections don't affect warranties. We don't perform warranty-voiding work during an inspection.

What if the seller refuses to allow an inspection?

That's a red flag worth raising with your agent. Most sellers welcome a clear inspection — it protects them too. Refusal to allow professional pool inspection is unusual.
